Home Buyer
For the majority of people, the largest single purchase they will make in life is buying a home. While home inspections are not mandatory, it is always a good idea to have a knowledgeable professional inspect any home you are interested in purchasing. No home is perfect and a good home inspector can provide buyers with important information about deficiencies or repairs that a home may need, potentially saving you thousands of dollars in repairs you may not have known about otherwise. If possible, I encourage all buyers to be present during the inspection so that I can review any findings with you and answer any questions you may have. I understand that attending the inspection isn’t always possible, so I am available by phone to discuss any concerns you have about anything I discover during an inspection. Additionally, I can provide you with maintenance tips and other information to help protect your investment.
Home Seller
It’s almost guaranteed that a home buyer will schedule an inspection when buying a home, but what about the seller? Pre-inspections are less common in real estate transactions, however, there are many benefits to having one done. The main advantage is knowledge of the home’s condition prior to listing. Knowing what issues are or are not present gives YOU the advantage! There is no anxiously waiting for a buyer’s inspection, only to be caught off guard and have the buyer try to renegotiate the deal or, even worse, have it fall through because of some hidden issue. It is unlikely that a buyer’s inspection will discover anything that I haven’t already found during your pre-inspection, so potential buyers will feel more confident about purchasing your home. My pre-inspection report is detailed and easy to read, and can help you and your real estate professional price your home accurately for a quick sale!
Real Estate Professional
Home inspections are inevitable in the real estate industry. They are one of the most common reasons that contracts are terminated, but with the assistance of a knowledgeable and qualified home inspector, it doesn’t have to be. Having an experienced professional can make all the difference in a real estate transaction. My 25 plus years of hands-on experience in the construction industry gives me an advantage over home inspectors who only have classroom or book knowledge. I am also a licensed residential builder, which allows me to make structural determinations and recommendations that a licensed home inspector alone cannot make. My goal is to help clients and agents understand that, while no home is perfect, my findings do not mean it is a bad home. I provide an easy to read report, and I am accessible by phone for any questions or clarifications. My easy to use template allows agents to create a repair list straight from the report, making your job a little simpler!
